You may need to arrange a pool fence inspection if:

If you are selling a property in Sunshine Coast, you need a Swimming Pool Safety Certificate before settlement. Some sellers try to take the easy option and pass responsibility to the buyer, but we have seen contracts crash because no Pool Safety Certificate existed.
If you are buying a residential or investment property in Sunshine Coast, you may be asked to sign a "Form 36", which is a document that passes responsibility onto you for the swimming pool fence. Don't sign it without first talking to your solicitor or conveyancer, otherwise it could cost you thousands. If you do sign a Form 36, you need to get a Pool Safety Certificate within 90 days of settlement, which will include incurring fence upgrade costs if they are necessary.
If you are a landlord in Sunshine Coast, your Real Estate Agent should handle Pool Compliance issues for you. Most Sunshine Coast real estate agents and rental property managers arrange Swimming Pool Safety Inspections in plenty of time before leases are due. Even though leased rental houses are currently the subject of a moratorium which expires on July 8 2011, landlords are still liable for pool immersion injuries to children.
